With your Commercial Broker's assistance and expertise, you have narrowed your choices for a new location to two very comparable sites. All factors are equal other than outlined below:

- Rent - $25 per square foot plus utilities
- Annual Rent - $125,000
- Loss/Core/Add On Factor - 20%
- Useable = 4,000 square feet
  - 5,000 square feet rentable
- Rent - $25 per square foot plus utilities
- Annual Rent - $125,000
- Loss/Core/Add On Factor - 15%
- Useable = 4,250 square feet
 


Which Building Affords The Best Value?

First, let's define (loss, core, add on factor) A typical office building comprises office space which is occupied by tenants - USEABLE and CORE space which is common space such as lobby, hallways, bathrooms, etc. This core space is expressed as a percent. Rent is paid on the rentable which equals useable plus core space.

The rent for both spaces is $125,000 per year. However, Building B gives you an extra 250 square feet or one large office for the same annual rent.

Chyten Education Services is a premium tutoring and test preparation company with proprietary strategies that have earned it a reputation for excellence. It is the only major company that requires its teachers to have Master’s Degrees. Chyten signed a 2000 square foot lease at 280 Central Avenue and is currently accepting new students.

How Green Is your Office?

•  Use Energy Star rated printers, copiers and other office machines
•  Turn off computers and other machines when they are not in use
•  Consider replacing aging desktop computers with laptops, which can use up to 70 percent less electricity and
   generate less heat waste.
•  Use less paper. For in house materials use paper that has been printed on one side. Re-use shipping boxes and envelopes
•  Only turn on those lights that you need
•  Replace disposable coffee cups with reusable mugs
•  Install reduced flow faucets and low water usage toilets
•  Buy eco-friendly office products and cleaning supplies
•  Re-program the thermostat. Each degree warmer you set the thermostat in summer, and each degree cooler you set it
   in the winter, can save 6 to 8 percent in energy costs.

 
 
T Square Properties Sells Hotel Site in Yonkers, NY
 

FSG Yonkers Hotels L.L.C., a joint venture of RD Management L.L.C. in New York City and S&S Hotels in Manchester, N.H., has purchased property located at 160 Corporate Boulevard, Yonkers, NY from Robert Martin Company LLC. FSG will develop the Hampton Inn & Suites on the 2 acre site. The hotel will contain 110 regular hotel rooms and 40 suites. Amenities will include an indoor pool, fitness center, business center and a large lobby where complimentary breakfast will be served. Robert Schwartz, Senior VP of T Square Properties represented the purchaser in this transaction.
