CASE STUDY

PROBLEM:

An ideal facility for a Technical School was secured and a purchase price agreed on. Timing was a serious issue. The school required major renovations prior to occupancy; current owner, a large plastics manufacturing facility, had product orders to fulfill before vacating the site.

SOLUTION:

A temporary lease agreement was negotiated with a portion of the rent being applied to the purchase price. Renovations were scheduled in three stages, beginning at one end of the facility and moving toward the other end so that the manufacturing company could fulfil its obligations.

The property sold at the end of the second stage of renovations, as classes could begin in the newly renovated sections. The new owner, Technical School, leased the remaining portion to the manufacturing company on another temporary lease agreement. Within one year the technical school had compete control and use of the facility for its immediate needs and future expansion plans.
