CASE STUDY

PROBLEM:

T Square Properties was working with a collection agency, which had internal growth and purchased another agency, which was being assimilated. To cut occupancy costs, we explored the purchase of an office building or relocating to a larger space.

SOLUTION:

We established parameters and a budget. Available purchase sites in Northern Westchester & lower Putnam were too small or too expensive. The cost benefit analysis of lease vs. buy indicated lease was the best option. The competition was primarily located in the Danbury area with single digit rents; this was the goal for N. Westchester. We reviewed all space options: The choice was a second floor space, with many windows, a motivated owner, as the space was vacant for 5 years. We negotiated a single digit rent, with a generous work letter. Both tenant and owner were satisfied. Owner did not incur costs of dividing the space and has a quality tenant for a long lease. Tenant got the rent reduction it wanted and took additional space for expansion.
